The challenge

Northgate Developments acquired a former boatyard on a prominent stretch of the harbour. The site was narrow, exposed to the weather and overlooked by existing homes, and the local community was understandably wary of another closed-off waterfront scheme.

Our approach

We began with a series of open workshops to understand what neighbours valued about the harbour, then shaped the masterplan around a new public quay rather than treating it as an afterthought.

  • Stepped massing to protect views and daylight for neighbouring homes
  • A continuous public quay connecting two previously separate walking routes
  • Robust, low-maintenance materials chosen to weather gracefully by the sea
